What Actually Drives the Cost

Cable — and the copper price works against you twice

How to Compress the Timescale

Practical things that genuinely speed recovery:

Instruct someone on day one. The most common cause of a slow recovery is not the work — it is the days lost while landlord, tenant and insurers argue about who instructs. Get the make-safe and survey instructed immediately; settle apportionment later. Insurers expect mitigation and will not penalise you for it.

Get the survey and specification done before adjuster sign-off. A contractor can survey, specify and price while the claim is being validated. Ordering long-lead switchgear a week earlier can pull a week off the programme.

Order long-lead items first. Switchgear and boards should be ordered as soon as the specification is agreed, before cable, before labour is scheduled.

Provide old certification immediately. Prior EICRs, circuit charts and as-built drawings let a contractor specify accurately without reverse-engineering what used to be there. This can save several days on a complex site and strengthens your insurance evidence at the same time.

Should You Upgrade While You Are At It?

Frequently, yes — with a clear caveat on the insurance position.

A reinstatement is an unusual opportunity: the building is already disrupted, boards are already coming out, and containment is already being replaced. Adding capacity for future EV charging, additional production load or solar connection costs far less now than as a separate project later.

The caveat: your insurer covers reinstatement, not improvement. Work required to bring the installation up to current BS 7671 standards is normally accepted as part of reinstatement — you cannot lawfully reinstate to a superseded standard.
