What Is an Energy Performance Certificate?

An EPC rates a property's energy efficiency on a scale from A (most efficient) to G (least efficient). It provides an estimated energy cost and recommendations for improving the property's rating.

The assessment is carried out by an accredited Domestic Energy Assessor (DEA) who inspects the property's construction, heating systems, insulation, windows, lighting and hot water provision. The resulting certificate is lodged on the national EPC Register and is publicly accessible.

EPCs are required under the Energy Performance of Buildings Regulations 2012 whenever a property is built, sold or let. For landlords, the Minimum Energy Efficiency Standards (MEES) require a minimum EPC rating of band E before a new tenancy can be granted.
